Exterior- Tidy the landscaping and add fresh bark chips as needed.
- Add planter pots with blooming flowers at the front entrance, at each of the outdoor seating areas, and the garage entrance.
- Remove the Sullivan name signs that are to the right of the front door and by the entry door by the garage.
- Add a large, neutral door mat at the front door for a grand appearance. (24"x57")
- Add a fresh doormat at the entry door by the garage. A mat that is as wide or wider than the door frame will make the entry appear high-end.
- Touch up paint around the door to the mudroom.
- In the back, remove the scaffolding and ladder and add potted flowers by the chairs.
- Deep clean the interior of the home to sparkle.
- Touch-up paint throughout the home where walls are scuffed and hanging items have been taken down.
- Repair seams where drywall tape has separated from the wall near the hall by the kitchen.
- Replace low wattage light bulbs (60W or below) with brightest bulbs recommended by manufacturer. Similar fixtures within each room should have matching bulbs. Corkscrew bulbs should be removed. Light fixtures and ceiling fans should be dusted and cleaned.
- Replace/add smoke and carbon monoxide detectors if discolored and if not near all sleeping areas.
- Windows including glass, screens, and sills should be spotless allowing the maximum amount of natural light to enter the home. Unused screens can be stored to brighten rooms.
- Closets can be neatly organized with hanging items placed on matching hangers. The floor space should be kept as clear as possible to make closets appear large.
- Place the dresser from the lower level bedroom centered on the wall that's to the left when you enter at the front door.
- Keep the telescope on the opposite side.
- Keep the floor space clear.
Living Room
- Store the black side table that's near the front entrance to keep the space clear and open.
- Tidy the stereo alcove and remove personal photos and the CD rack.
- Add light-colored pillows on the sofas to brighten the room.
- Add a live white potted orchid and high-end magazine on the coffee table.
- Remove personal items, tidy the seating areas, tuck away remotes, pull drapes all of the way to the sides, and tidy the side table removing all but a couple of nice looking magazines for photos and showings.
Dining Room
- Place the white chairs at either end of the dining table.
- Add four place mats; two on either side of the table.
- Clear off the table other than the candles and place mats for photos and showings.
Kitchen
- Pair down and neatly organize cabinet contents.
- In the bar counter display cabinet, remove the holiday serve ware. Neatly display remaining contents.
- Clear off the tops of the upper cabinets.
- Remove the Sullivan Vineyard items.
- Clear off the sides of the refrigerator.
- Add fresh or faux fruit in the wire bowl and white bowl. Green apples or pears or citrus fruit would look nice.
- Keep the counters cleared off as much as possible to make the kitchen appear large.
- Display one or two of the bright colored dish cloths hung from the drawer handles.
- In the broom closet, move all cleaning tools and supplies to another closet and stage the shelves with food and pantry items. Keep the floor space clear.
Powder Bathroom
- Close the toilet lid and store the toilet brush and trash can for photos and showings.
Mud Room
- Store the ID holder, the small Buddha, the circular card holder, and the namaste sign.
- Move the tennis racket to the garage.
- Tidy the surface of the dresser.
- Keep stored shoes within the shoe/boot cubby.
- Pair down the coat hooks so that only a few seasonal jackets are neatly displayed.
Garage
- Tidy the shelves.
- Keep a minimal number of items in the garage to make it appear as large as possible.
- Stored items should be consolidated and neatly stacked.
- Wash the floor and clean the walls.
Master Bedroom
- Keep the blinds open on the top half for showings.
- Store the wedding photos and invitation and the cross.
- Remove the trash can that's by the bed.
- Add 2 king size and 2 queen size white shamed pillows and a decorative rectangular pillow on the bed and lean them up to create a hotel suite look. Designer will assist at follow-up visit.
- In the closet, replace the plastic bins with baskets, tidy the tops of the built-in dressers, and consider using matching hangers for hanging clothes.
Master Bath
- Display the white towels, tuck away the trash can and toilet brush, and remove personal items from the vanity for photos and showings.
- Designer will display towels at follow-up visit.
Upstairs Office/Guest Suite
- Store the yoga mat, the blue desk chair, the cards that are tucked behind the window trim, the fish that's above the window, the world map, the small side table that's between the chairs, and the black framed art piece that's between the windows.
- Clear off the ledge wall bordering the stairs.
- Flip-flop the two arts and crafts chairs so that the one with dark seat cushion is closer to the stairs.
- Pair down the contents of the black floor shelf by 50 percent. Neatly display remaining items.
- Clear off the top of the wood cabinets.
- Tidy the desk area keeping the surface cleared off as much as possible and the desk chair tucked in for photos and showings.
- Tidy the sofa.
- Keep the bathroom as-is, neatly displaying towels, and tucking back the shower curtain for photos and showings.
- Designer will display towels at follow-up visit.
Stairway
- Clean walls and/or touch-up paint to remove wear marks from walls.
- At the bottom landing outside of the laundry room door remove the flashlight nightlight and hang a photo or art piece between the two that are there to fill in the space.
- Keep the door to the Lower Level Family Room open for photos and showings.
Lower Level Family Room
- Store the stools and chairs that are along the walls, the side chair with the stickers, the CD tower, the keyboard, and all items other than the AV components on the TV stand.
- Neatly display the board games and albums.
- Clear off the top of the cowboy side table and place the pool cues on the pool table.
- Remove the amp and small string instruments from the floor.
- Tidy and fluff the sectional and throw pillows for photos and showings.
Lower Level West Bedroom
- Tidy the shelves below the TV.
- Remove the basket that's on the floor.
- Pull the curtains open all of the way for photos and showings.
Lower Level Main Bathroom
- Tuck away the trash can and toilet brush and neatly display towels for photos and showings.
Lower Level Guest Suite
- Remove the elliptical.
- Store the table lamp that's near the bed.
- Pull the curtains open all of the way for photos and showings.
- Move the dresser from the closet to the front entry.
- Tidy the closet and place hanging items on matching hangers.
Guest Suite Bathroom
- Tuck away the trash can and toilet brush, tuck the shower curtain behind the tub edge, and neatly display towels for photos and showings.
Laundry Room
- Remove the wood table.
- Clear off the walls other than the mountain art piece that's above the sink.
- Keep the tops of the washer, dryer, and counter cleared off for photos and showings.
- Remove the magnets from the back metal door.
