Report Overview: The goal for staging 35 Upper Woodbridge Bldg 20, Unit A is to make it an inviting home that will appeal to the broadest range of prospective buyers. This can be achieved by simplifying and staging each space.  Click on recommended product photos to be linked for online purchase. 

    Throughout

    • Touch-up where walls are scuffed and/or hanging items have been taken down.
    • Replace low wattage light bulbs (60W or below) with brightest bulbs recommended by manufacturer. Similar fixtures within each room should have matching bulbs. Corkscrew bulbs should be removed. Light fixtures should be dusted and cleaned.
    • Windows including glass, screens, and sills should be spotless allowing the maximum amount of natural light to enter the home. Unused screens can be stored to brighten rooms.
    • Open curtains, blinds, and shades and switch on all lamps and overhead lighting for photos and showings.
    • Organize closets clearing the floor space as much as possible to make them appear large.

    Entry

    • Remove the two coordinating art pieces that are currently on the wall.
    • Add a runner rug.  Wayfair, Clair Southwestern, color: gray. 2'8" x 8'
    • Hang the series of 3 black and white photos from the back bedroom to the right of the sconce.
    • Replace the sconce to update the space.
    • Add a coat rack behind the door.

    Living Room

    • Remove the light colored sofa.
    • Hang the large mirror from the back bedroom on the wall over the sofa.
    • Add a coffee table, a floor lamp, a pair of side chairs, a rug, a console table below the TV, and pillows.  Designer will assist with arrangement at follow-up visit.
    • Add a pair of side chairs that are light grey, beige, or cream.  Addison Slipper Chair from Wayfair in Sleek Ash is shown.
    • Andover Mills Magdalen coffee table from Wayfair 36" dia.
    • Arched floor lamp, Andover Mills Belinda from Wayfair.
    • Add a cord cover to the TV cords.
    • TV table, Trent Austin Design Augustus TV Stand in Barnwood from Wayfair.
    • Mistana Clair Southwestern Gray Area Rug. Color: Gray 7'10" x 10'10"
    • Throw pillows: 2 Bungalow Rose Audette Cotton 18"x18" in Cream

    Laundry and Hall Closets

    • Stack extra linens on shelves.
    • Keep the floor space clear.
    • Add wooden hangers for a high-end look.

          Master Bedroom

          • Remove all items from the walls other than the Colorado map and the mirror that's above the dresser.
          • Move the pottery onto the clothes dresser.
          • Add a pair of lamps on the bedside tables.
          • Add 2 light-colored pillows (Pearl white 18" x 18") on the bed.

          Master Bath

          • Swap the marble quarry photo with the columbine photo that's above the toilet.
          • Add a towel ring.
          • Add towels on the ring and bar.  Amazon 6-piece set, light gray.

            Second Bedroom

            • Move the series of 3 black and white photos to the entry.
            • Move the mirror to the living room.
            • Remove the Mt Sopris and wildflower photos.
            • Move the Aspen Mountain map to hang above the bed.
            • Remove the bolster pillows.
            • Store the bedside table that's closest to the bathroom within the closet for photos to make the room look less crowded.
            • Add a lamp on the bedside table closest to the window.
            • Add 2 sand faux fur pillows and one cream pom-pom pillow on the bed.

            Second Bath 

            • Add a hand towel hook.
            • Add towels on the ring and bar.  Amazon 6-piece set, light gray.
