  • Trim back any dead or overgrown foliage.

  • Add an American flag on a post by the garage doors for an inviting look at the front entry.
Entry
  • Move the carved marble vase to the space between the stairs going to the second level and the railing overlooking the stairs to the lower level.

    Office

    • Clear the desk surface as much as possible.
    • Any items not used regularly can be moved to within the closet.

      Office Bathroom

      • Store the shelf that's near the shower to make the bathroom appear more spacious.

        Laundry Room

        • Clear off the bench.
        • Pair down the shoes and hanging coats and place them on matching hangers.  
        • Expose the dog wash as it is a nice selling feature.
        • Remove dog items for showings.

        Garage

        • Neatly organize items within the garage.
        • Clear off the work benches as much as possible.
        • Tidy the coat hooks and keep just a couple neatly placed hats arranged there.
        • Remove vehicles from the driveway for showings.

          Living Room

          • Store the personal photos from the TV cabinet.
          • Tuck away remotes and dark throw blankets for showings.
          Dining Room
          • Keep orchid on the console table, the dining table cleared off and chairs tucked in for showings.

          Kitchen

          • Clear off the counters except for the items as displayed yesterday for showings.

              Master Bedroom

              • Store the personal photos.
              • Tuck away personal items on bedside tables and the humidifier for showings.
              • Open the double doors and store the small rug that's in front of them for showings for an inviting feel.

              Master Bath

              • For showings display rolled white towels on the tub deck, clear off the vanity other than white towels, and leave the blinds pulled open at the tops for a private feel.

              Upstairs Living Room

              • Keep the seating area clear of pillows and throws. 
              • Place a coffee table book on the coffee table.
              • Potted flowers could be added on the deck.

              Upstairs Front Bedroom

              • Switch on the bedside lamps for showings.
              • In the bathroom store the toilet brush and display the towels.

                Upstairs Middle Bedroom

                • Switch on the bedside lamps for showings.
                • In the bathroom store the toilet brush and display the towels.

                Lower Level Family Room

                • Tuck away the remotes and tidy the seating area.

                  Exercise Room

                  • Keep exercise equipment away from the doorway with a clear path to the bathroom.
                  • In the bathroom, display the towels and tuck away any personal items.

                    Yoga Studio

                    • Keep the mats in place and the light dimmed.

                    Ellen's Office

                    • Tidy the desk and remove personal photos.
