HOME STAGING CHECKLIST

January 2020 (updated 02/20/20)

Report Overview: The goal for staging 4829 CR 154 is to make it an inviting home that will appeal to prospective buyers. This can be achieved by updating with paint, flooring, plumbing fixtures, and lighting and adding staging furnishings and decor prior to listing the property.

Exterior

Tidy the landscaping and add fresh plantings as needed.
Clean the deck and set out planter pots filled with plantings and patio furniture.
Keep lawn seating arranged around the property overlooking the view/river.
Add matching large, neutral coir door mats at the front door and before the step to the deck for staging. (owner has on site)

Throughout

Paint interior walls, trim, doors, and ceilings white to match the living room.
Update lighting throughout the home to LED, minimizing the number of can lights where possible.
Update light switches, outlets, and air vents to white.
Replace low wattage light bulbs (60W or below) with brightest bulbs recommended by manufacturer. Similar fixtures within each room should have matching bulbs. Corkscrew bulbs should be removed. Light fixtures and ceiling fans should be dusted and cleaned.
Replace/add smoke and carbon monoxide detectors if discolored and if not near all sleeping areas.
Windows including glass, screens, and sills should be spotless allowing the maximum amount of natural light to enter the home. Unused screens can be stored to brighten rooms.
Update flooring.
Urban Floor: Cascade Toccoa CS-1705 Luxury rigid core SPC flooring. 60" x 7" planks. For us on all of the first floor except for in the sunroom and laundry room. Planks will run east to west. Possible 90 degree plank orientation change at break between kitchen and dining room so that dining room and living room planks run north-south.
Mohawk Sculptured Touch Carpet, color TBD (717 Vanilla Steam or 718 Moonglow). Stairs and all of the upper level except for the bathrooms.

Entry/Sun Room

Remove all of the furnishings.
Replace the sconces that are on either side of the door leading to the stairs. Kichler Circolo 1-light 10" wall sconce in Olde Bronze (invert - x2)
Paint the wood on the ceiling white and leave all other trim and doors as is.
Clean up the trim around the door to the kitchen where the French doors were.
Remove the coat rack and paint the sage green walls gray to match the painted brick.
Add an area rug, table and four chairs for staging.

Stairs & Entry Hall to Kitchen

Replace the ceiling light. Kichler Harmony 1-light Semi Flush in Olde Bronze.
Replace or refinish the flooring.
Add carpet on the stairs.
Paint the walls, trim, doors, and ceilings white.
Replace the wall vent with a white model.
In the closet, paint the shelf.
Replace the closet door pulls with Oil Rubbed Bronze 1" dia knobs, source TBD.
Replace the pendant light above the stairs. Kichler Everly 15.25" 1-light Bell Pendant, Clear Glass in Olde Bronze.
Remove the wall sconces and replace the drywall. Touch-up paint.

Kitchen

Remove the cabinet from the hall.
Paint the wood ceiling in the hall white.
Replace or refinish the floor.
Deep clean cabinetry and remove the strip beside the refrigerator.
Replace the perimeter counter tops with quartz. Arabescato Light from Crossville Studios or similar.
Replace the sink and faucet.
Replace the backsplash with a tile to match the color of the new counter tops. Designer to specify.
Remove the overhang supports on the bar counter. Add vertical trim detail and paint the wood panel below the bar counter that's facing the dining room white to match the walls. Overhang the new quartz top at the bar counter 14" or less so that bracing is not required OR conceal required bracing.
Clean and keep the butcher block island top as is.
Replace the cabinet pulls and knobs throughout the kitchen with Oil Rubbed Bronze bar pulls on all doors and drawers. Source and sizing TBD.
Decrease the number of can lights in the ceiling and change to LED.
Replace the island pendants. Kichler Everly 15.25" 1-light Bell Pendant, Clear Glass in Olde Bronze (x2).
Add backless bar stools and decor throughout the kitchen for staging.

Dining Room

Remove the furnishings other than the art on the mantel.
Replace the carpet with new carpet or wood-type product. Designer to specify product/color.
Add a dining table running parallel to the fireplace and a coordinating side table below the east window for staging.

Living Room

Remove the furnishings and decor other than the piano, light-colored seating, and the small table that's in front of the fireplace to be used as a coffee table.
Replace the black screens with white to match the trim.
If replacing carpet with a wood floor, remove the floor tiles along the south wall.
After replacing the flooring, return the piano in its current position.
Remove the blind from the window on the right side of the door to the deck.
Add wood covers over baseboard units. Source TBD.
Remove the mantel, the art above it, and the screen leaving the fireplace stone unobstructed.
Clean the firebox and place fresh birch or aspen logs on the rack.
Add pillows, decor, and rugs to the existing light-colored furnishings for staging.

Office

Maintain this room as an office with the wrap-around built-in desk.
Remove all of the furnishings except for the rug.
Remove the lightest colored upper open cabinet.
Mount the two matching upper open cabinets on either side of the back wall above where the printer is and do not paint them.
Paint the walls, trim, door, and ceiling white.
Add the rug, a modern desk chair, art, decor, and a modern desk lamp for staging. Designer will specify.

Powder Bathroom

Remove all decor and the mirror.
Paint the walls, trim, door, and ceiling white.
Add a slab mirror extending the full width of the vanity and from the top of the backsplash to the ceiling to visually enlarge the space.
Remove the towel bar.
Replace the faucet, TP holder, towel bar, the toilet lever, and cabinet hardware to update the space. Coordinate with the new faucet.
Swap the plumbing fixtures for Delta Mylan collection in Venetian Bronze or similar.
TBD leave as is or paint the vanity cabinet Benjamin Moore Kingsport Gray HC-86.
Add towels and decor for staging.

Laundry Room

Remove the blind from the window on the door.
Remove all stored items and the file cabinet.
Paint the walls, trim, doors, and ceiling white.
Stain the hanging rod to match the cabinets.
Add cabinet pulls to match those used in the kitchen to update the cabinetry.
Clean to new condition or replace the freestanding sink basin and replace the faucet with a model that has a pull out sprayer.

Family Room/Guest Suite

Remove the items in the closet and all furnishings.
Paint the walls, trim, doors, and ceiling white.
Remove the wall sconce and replace the drywall. Touch-up paint.
Add furnishings around the TV cabinet, pillows, and decor for staging.

Family Room/Guest Suite Bathroom

Consider hinging the door into the bathroom on the opposite side to make the bathroom feel private from the family room.
Paint the walls, trim, doors, and ceiling white.
Replace the carpet with tile or LVT if used in other areas of the home.
Repair/replace the utility door.
Replace the glass shower surround with seamless glass, oil rubbed bronze hardware.
Replace the shower and sink plumbing fixtures and the toilet paper holder, toilet lever, and towel bar to Delta Mylan collection in Venetian Bronze or similar.
Deep clean and re-caulk the shower where needed.
Replace the sconces. Kichler Braelyn wall sconce, clear seeded glass, Olde Bronze (x2).
Add a new, large mirror above the pedestal sink. Lamps Plus Quoizel Breckenridge 21" x 35" framed wall mirror in Oil rubbed bronze.
Update the ceiling vent fan/light.
Add an area rug, decor, and towels for staging.

Guest Suite Bedroom

Paint the walls, trim, doors, and ceiling white.
Replace the carpet.
Remove the blinds.
Replace the ceiling light. Kichler Harmony 1-light Semi Flush in Olde Bronze.

Garage

Remove all items other than attached shelving, refrigerator, and tool storage.
Remove the carpet from the step into the house. Paint or wrap the step in outdoor carpet.
Add hooks rather than nails for the tool storage along the south-west wall.
Wash the floor and clean the walls.

Master Bedroom

Remove all furnishings.
Paint the walls, trim, doors, and ceiling white.
Refinish the wood floors.
Replace the ceiling fan with a light. Kichler Tallie 3 light semi-flush in Mission Bronze.
In the dual closets, replace the rods and brackets with white painted wood rods and white brackets. Remove the shoe rack.
Keep the cedar closet as is.

Master Bathroom

Remove all furnishings.
Paint the walls, trim, door, and ceiling white.
Replace the ceiling fan covers.
Replace the glass panel sliding door on the tub with a clear glass panel on the left half of the opening to update the look.
Deep clean the shower/tub and re-caulk/grout as needed.
Food grade hydrogen peroxide may be used to clean grout throughout the bathroom and return tub floor decal to white.
Replace the window and remove the blind. Sand blast or apply a film to the new glass window for privacy.
Eliminate extra can lighting above the sink.
Paint or replace the mounting hardware used on the mirror frame to white.
Add towels, and area rug, and decor for staging.

Upstairs Hall

Paint the walls, trim, door, and ceiling white.
Replace the carpet.
In the closet, replace, repair or touch-up the shelving.

South Upstairs Bedroom

Remove all furnishings.
Remove the eye hooks.
Paint the walls, trim, door, and ceiling white.
Replace the carpet.
Remove the window blinds.
Replace the closet pulls and the hardware on the built-in desk with Oil Rubbed Bronze 1" dia knobs, source TBD.
Replace the light fixtures at the desk. Kichler Harmony 1-light wall sconce in Olde Bronze (x2).

North Upstairs Bedroom

Remove all furnishings.
Paint the walls, trim, door, and ceiling white.
Replace the carpet.
Replace the damaged window.
Replace the closet pulls and the hardware on the built-in desk with Oil Rubbed Bronze 1" dia knobs, source TBD.
Replace the light fixtures at the desk. Kichler Harmony 1-light wall sconce in Olde Bronze (x2).

Upstairs Bathroom

Remove all furnishings.
Paint the walls, trim, door, and ceiling white.
Swap the toilet for an updated model.
Food grade hydrogen peroxide may be used to clean grout throughout the bathroom.
Replace the shower door with a glass door with oil rubbed bronze hardware.
Replace the shower and sink plumbing fixtures and the toilet paper holder, toilet lever, and towel bar to Delta Mylan collection in Venetian Bronze or similar.
Deep clean and re-caulk the shower where needed.
Remove the mirror and add a slab mirror extending the full width of the vanity and from the top of the backsplash to the ceiling to visually enlarge the space.
Paint the vanity cabinet Benjamin Moore Kingsport Gray HC-86.
Replace the vanity cabinet hardware with oil rubbed bronze pulls and knobs. TBD by designer.
Add towels and decor for staging.
