Report Overview: The goal for staging 976 Standing Deer Drive is to make it an inviting home that will appeal to the broadest range of prospective buyers. Exterior
  • Store yard decor in the front and back and put away Christmas decorations.
  • Move the trash and recycle containers out of sight for photos and showings.
  • Trim back the branches on the tree next to the front porch that are overhanging the railing.
  • Attach the trim on the red front entry door frame that's come away from the house at the base of the opening side of the door.
  • Add a front door mat that's oversized and neutral to make the front entrance appear grand. (24"x 36", Color: leaf-brown)
  • Switch exterior light bulbs to be standard, white bulbs in all fixtures.
  • Keep the driveway, walkway, steps, and back patio clear of snow and debris.
  • Arrange the patio set on the back patio for a staged appearance if weather permits.
  • Clear any sign of pets from the back yard.

    Throughout

    • Deep clean the interior of the home to sparkle.
    • Touch-up paint throughout the home where walls are scuffed and/or hanging items have been taken down.
    • Replace low wattage light bulbs (60W or below) with brightest bulbs recommended by manufacturer. Similar fixtures within each room should have matching bulbs. Corkscrew bulbs should be removed. Light fixtures and ceiling fans should be dusted and cleaned.
    • Windows including glass, screens, and sills should be spotless allowing the maximum amount of natural light to enter the home. Unused screens can be stored to brighten rooms.
    • Open curtains, blinds, and shades and switch on all lamps and overhead lighting for photos and showings.
    • Tuck away pet crates, beds, food, and items for photos and showings.
    Entry, Stairs, and Lower Level Hall
    • Store the items hanging on the walls along the stairs and in the lower level hall.
    • Add a simple, large art piece on the stairway wall where the fish and ice cavern photo were. (24"x 36", Color: Artwork - 11)
    • Tidy the coat closet by clearing the floor space and keeping only seasonal clothing on matching hangers.
    • Store the area rug that's in the lower level hall to brighten the space.

    Upstairs Hallways

    • Store the runner rug and all items from the walls to simplify the hallways.

    Dining Room

    • Remove the water tower, cabinetry that's near the patio doors, fishing awards, the spice rack, and the unit below the mirror.
    • If possible and practical, return the fixed patio door to it's original condition without a dog door.
    • Add a white or cream oval tablecloth and fresh flowers on the dining table for photos and showings.

    Kitchen

    • Add the doors to the upper cabinet nearest the patio doors.
    • Consider replacing the refrigerator with a stainless model so that all appliances are matching.
    • Clear off the tops of the upper cabinets and the refrigerator.
    • The woven bowl that's above the cabinet by the patio doors can be filled with red apples and placed on the counter for photos and showings.
    • Pair down and neatly organize cabinet contents.
    • Keep the counters cleared off as much as possible and store the rugs for photos and showings to make the kitchen appear large.

    Living Room

    • Take down the rattan window shades and the white rod.
    • Pull the sheers all of the way open for photos and showings.
    • Rearrange the furniture so that the love seat and side chair swap locations or move the love seat to another space.
    • Store the table lamp that has the beige shade and the side table that it is setting on.
    • Clear off the walls and the half-wall ledge bordering the stairs.
    • Add 4 - 6 light-colored decorative throw pillows (18"x18", ivory) to the seating area to lighten the dark furnishings. 

      Upstairs Green Bath

      • Tidy the shelf above the toilet.
      • Raise the shower curtain rod and add a white shower curtain to brighten the space.
      • Clear off the counter top, clear the tub of personal items, and remove the rugs and towels for photos and showings.
      • Display new, white towels and a white orchid on the vanity for photos and showings. (this 8-pack of towels from Amazon is enough for this bathroom and the Master Bathroom)

        Office

        • Remove all items other than the music box, table, and the desk and office equipment.
        • Move the desk to the corner of the room where the tall plastic shelves were.
        • Swap the curtains with the matching set of tan sheer curtains.
        • Cover the desk top with a white tablecloth.
        • Place the rug from the Guest Bedroom in the space for a cozy appearance.

        Guest Bedroom

        • Move the gray and white rug to the Office.
        • Clear off the shelf above the bed except for the blue vase and flowers.
        • Place matching curtains on the windows. 
        • In the closet, pair down the contents and clear the floor space to make it appear larger.

        Master Bedroom

        • Place clear white bulbs in the overhead fan light and remove the shamrock.
        • Clear off the tops of the side tables and dressers.
        • If possible, remove the mirrored dresser to make the room appear larger.
        • In the closet, remove all items other than clothing and shoes. Keep only seasonal clothing hung on matching hangers and in bins organized by color for a tidy appearance.  Clear the floor space to make it appear larger.

        Master Bath

        • Replace the shower curtain with a white curtain and add a clear liner for a fresh, bright appearance.
        • Store the rug, scale, and trash can out of sight, tuck away personal items,  and display fresh white towels and an orchid on the vanity for photos and showings.

        Laundry Room

        • Remove the over-the-door hook.
        • Clear the floor space.
        • Tidy the cabinet contents.
        • Clear off the tops of the washer and dryer for photos and showings.

        Front Room Upstairs

        • Remove all items but the aquarium and book shelf.
        • Pair down the books.
        • Place the large blue rug and the two blue chairs from the Lower Level Bedroom in the room.  
        • Designer will help to arrange contents at follow-up visit.

        Lower Level Bathroom

        • Touch-up the ceiling where the paint is mis-matched.
        • Remove the hardware on the blank wall above the right side of the vanity.
        • Display the light-colored towels, place a floral or decorative piece on the vanity, and tuck away the trash can, toilet tools, and rugs for photos and showings.

        Lower Level Bedroom

        • Paint the blue walls to match the other walls in the room
        • Add pillows on the storage bench for a cozy feel.
        • Remove the curtains.
        • Move the blue area rug and the pair of blue chairs up to the Upstairs Front Room.
        • Tidy the shelving units.
        • Store all other items from this space.
        • In the closet, pair down the contents and clear the floor space to make it appear larger.

        Music Room

        • Touch-up paint where the ceiling was patched near the door to the hallway.
        • Store the blankets.
        • Keep contents tidy and the sofa cleared off for photos and showings.

        Back Storage Room

        • Keep contents tidy and organized.
        • Open the curtains for photos and showings.

        Garage

        • Remove the black screen gate for a more welcoming appearance.
        • Clean the walls, doors, and floors.
        • Remove vehicles and large items and clear the floor space for photos and showings.

        Workshop

        • Keep the contents organized and any built-in workbenches that will stay with the property cleared off for easy viewing by buyers.
