HOME STAGING CHECKLIST

128 Pioneer Court, Carbondale CO

Report Overview: The goal for staging 128 Pioneer Court is to make it an inviting home that will appeal to the broadest range of prospective buyers. This can be achieved by removing personal items and staging each space for a neutral appearance.  Click on recommended product photos to be linked for online purchase.

Exterior
  • At the front entrance, store the watering can, the small side table, and the bird doormat. 
  • Keep the walkway, driveway, and back patio clear of snow and debris.
  • Add an oversized (24" x 57") coir doormat at the front entrance for a grand appearance.
  • Consider adding a wreath on the front door.

        Throughout

        • Store decor and furnishings as noted by room.  Designer will arrange remaining items prior to photography.
        • Deep clean the interior of the home to sparkle.
        • Touch-up paint throughout the home where walls are scuffed and hanging items have been taken down.
        • Replace low wattage light bulbs (60W or below) with brightest bulbs recommended by manufacturer. Similar fixtures within each room should have matching bulbs. Corkscrew bulbs should be removed. Light fixtures and ceiling fans should be dusted and cleaned.
        • Replace/add smoke and carbon monoxide detectors if discolored and if not near all sleeping areas.
        • Windows including glass, screens, and sills should be spotless allowing the maximum amount of natural light to enter the home. Unused screens can be stored to brighten rooms.
        Entry
        • Clear off the top of the chest of drawers and the bench.
        • Store the miniature figurines that are going up the steps.
        • Store the large piece of art that's above the bench and replace it with a piece that is less interesting.
        • In the coat closet, remove all items and place 4-5 wood hangers on the bar.  Hang 2 nice-looking coats on the hangers and leave the other hangers empty to give an inviting appearance.

            Powder Bath

            • Outside the door to the powder bath, store the two nude drawings.
            • Clear off the vanity other than the pitcher and the soap dish.
            • Keep a light-colored hand towel on the bar.

            Laundry Room

            • Place a roll of paper towels on the towel bar.
            • Remove the hangers and bags from the wall hooks.

              Living Room

              • Store the art pieces that are on the table to the left of the fireplace, all of the items that are on the mantle except for the rose colored pot, the owl, the duck, the items that are on top of the tall glass front cabinet, and the yellow art piece that's on the ledge near the quilt.  
              • Clear off the tops of the coffee and side tables.
              • Move the kids table and chairs to the lower level family room.
              • Add soft, light-colored throw pillows to brighten the space.
              • Add a large arrangement of faux or real white orchids.
              •    

              Dining Room

              • Store the patio chair cushions in the garage or lower level storage room.
              • Remove the runner and decor from the center of the table.
              • Clear off the top of the hutch.
              • Store the fish plate that's to the left of the large family and pet painting.

              Kitchen

              • Remove all items from the island top other than the two crocks and the tea kettle.
              • Clear off the perimeter counters keeping just the toaster, knives, and a few pieces of pottery/decor of neutral colors in place.
              • Tidy the contents of the glass front cabinets.
              • Clear off the window sill.
              • Pair down the cookbooks by 50 percent and arrange them neatly.

              Mudroom

              • Keep the top of the bench and the coat hooks cleared off.
              • Place a decorative throw pillow on the bench to soften the space.

              Garage

              • Keep the storage shelves neatly organized and the steps and landing at the entrance to the house cleared off.
              • Store items tightly against walls so to make the floor space of the garage look as large as possible.

              Master Bedroom

              • Keep the bed made with the light-colored bedding and decorative pillows.
              • Store the art that's above the fireplace and clear off the table by the chair and the dresser top.
              • Move the chair so that it is facing the door to the room for an inviting appearance.
              • Take down the wood wall shelves and store the books.  Repair drywall and touch-up paint.

                Master Bathroom and Closet

                • Store the children art pieces that are on either side of the bathroom.
                • Store the floral wash basin.
                • Lower the shade 1/3 of the way open. 
                • Tuck away the trash can and toilet brush for photos and showings.
                • Add fresh, plush white towels to the rings, bars, and rolled on the tub deck for photos and showings.
                • In the closet, clear off the top of the shelf that divides the closet, tidy the hanging bags, and clear as much of the floor space as possible to make the closet appear large.  Add matching storage bins on shelves to conceal items other than clothing (traveling supplies, flashlights, etc.)

                  Upper Level Landing

                  • Pair down the books by 50 percent and arrange them neatly.
                  • Tidy the CDs in the built-in shelves.
                  • Store the CD tower.

                  Office

                  • Take down the wood wall shelves and store the books.  Repair drywall and touch-up paint.
                  • Place art evenly around the room once the shelves are removed.
                  • Store the kids toys.
                  • Move the black trash can to behind the desk, clear off the desk surfaces as much as possible and push in the chair for photos and showings.

                  Guest Bedroom

                  • Keep the bed made with light-colored bedding for a luxurious look.
                  • Clear out the closet completely.

                    Guest Bathroom

                    • Keep the white towels in place.
                    • Clear off the vanity other than the vase, tissue, and a bottle of soap.
                    • Tuck away the trash can and toilet brush and open the shower curtain 2/3 of the way for photos and showings.

                    Kids Bedroom

                    • Store the black and white photo art piece that's directly inside the door to the room to lighten the space.
                    • Tuck away the stuffed animals, the pet bed, and the monogrammed blanket for photos and showings.
                    • Clear out the closet completely.

                      Kids Bathroom

                      • Keep the white towels in place.
                      • Store the soap bottles from the shower.
                      • Clear off the vanity other than the basket and soap and open the shower curtain 2/3 of the way for photos and showings.

                        Lower Level Family Room

                        • Move all items other than the wall art and the short bookshelf to the Lower Level Storage Room.
                        • Place the bookshelf below the center window.  Kids books/toys can be neatly arranged here.
                        • Place the kids table and chairs from the Living Room near the bookshelf.
                        • Move items that are stored within the closets to the Lower Level Storage Room.

                            Lower Level Bathroom

                            • Add a framed art piece on the top shelf.
                            • Display fresh white towels for photos and showings.
                            •  

                            Lower Level Storage Room (with un-carpeted floor)

                            • Stored items can be neatly boxed and arranged in this room.
