Report Overview: The goal for staging 195 N Meadow Drive is to make it an inviting home that will appeal to the broadest range of prospective buyers. Exterior
  • Remove the hanging items by the garage doors.
  • Clean light fixtures and swap out corkscrew bulbs.
  • Clear any sign of pets.
  • On the back deck, remove all items but the low dining table and four chairs and the grill with a cover added for photos and showings.
  • Remove the sandbox.
  • Remove the garden plantings for the season.
  • Store tools and ATVs out of sight for photos and showings.
  • Replace or remove the American flag.
  • Remove vehicles from driveway for photos and showings.
  • Make the path to the front entrance fresh and easy to navigate by adding red stone pavers, placing straw bales and decor along the path, and adding fresh mulch in the beds.  
  • Add a front door mat that's oversized and neutral to make the front entrance appear grand. (24"x57")
  • Move the bench onto the walkway to the entry.
  • Keep decor by the front door and clear off the step up to the front deck, keeping a clear pathway.
  • Designer will help with entryway decor placement at follow-up visit. 
  • Refinish the top board on the handrail surrounding the upper deck.
  • Keep the walkway, front entry, and decks clear of debris.

    Garage

    • Clean the walls, doors, and floors.
    • Tidy the work benches.
    • Remove vehicles and large items and clear the floor space as much as possible for photos and showings.

    Throughout

    • Deep clean the interior of the home to sparkle.
    • Store personal photos and items, awards, and political or religious artifacts.
    • Touch-up paint throughout the home where walls are scuffed and/or hanging items have been taken down.
    • Replace low wattage light bulbs (60W or below) with brightest bulbs recommended by manufacturer. Similar fixtures within each room should have matching bulbs. Corkscrew bulbs should be removed. Light fixtures and ceiling fans should be dusted and cleaned.
    • Windows including glass, screens, and sills should be spotless allowing the maximum amount of natural light to enter the home. Unused screens can be stored to brighten rooms.
    • Open curtains, blinds, and shades and switch on all lamps and overhead lighting for photos and showings.
    • Organize closets by pairing down the contents, keeping only items needed within the next 3 months and clearing the floor space as much as possible to make them appear large.

    Entry

    • Store the horse sculpture.
    • Clear off the top of the china hutch.

    Living Room

     

    • Move the antelope mount to upstairs.

    • Store one of the larger sofas.

    • Move the rug and two remaining sofas on an angle to open up the space.

    • Move the framed horse art piece to the master bedroom above the bed.

    • Move the cowboy metal art piece to the master bathroom.

    • Clear off the walls other than the elk above the fireplace and the Indians above the window.

    • Tidy the TV cabinet and the shelf to the right of the fireplace.

    • Clear off the top of the mantel.

      Add 4-6 more light-colored pillows on the sofas. 18" x 18" Pearl White

    Dining Room

    • Remove the Attebury clock and all items from the walls other than the wine bottle holder.
    • Move the fish to the upstairs family room or office.
    • Center the dining table on the patio door.
    • Let down the chandelier to hang centered on the table.
    • Remove the dog door.
    • Keep a centerpiece or flower on the table for photos and showings. 

    Kitchen

    • Remove the cook plates above the window, the dark items and liquor bottles that are above the upper cabinets, and the Excellent Food chef sign to neutralize the space.
    • Pair down and neatly organize cabinet and pantry contents.
    • Clear off the front and sides of the refrigerator.
    • If refrigerator panel is dented, consider replacing.
    • Clear off the baker's table except for a bowl of fresh produce for photos and  showings.

    Laundry Room

    • Take down the kids art and the wash paddle.
    • Organize the jackets on white hangers only for a fresh look.
    • Pair down and organize the shoes and cubbies.
    • Clear off the top shelf above the jackets and place items there in matching decorative baskets.
    • Clear off the tops of the washer and dryer, remove any hanging items and clear the floor space for photos and showings.

    Kids Bath

    • Store the house photo.
    • Move the adjustable shower rod up 1' and replace the shower curtain with a white x-long curtain (72" x 84") for a fresh look.  
    • Add a faux floral such as lavender on the counter top placed in vase or pitcher.
    • Clear off the vanity other than hand soap, display light-colored coordinating towels, pull the shower curtain 2/3 of the way open, tuck away any toilet tools and close the toilet lid for photos and showings.

        Master Bedroom

        • Remove the personal photos, the wood shelf, the wood chest, one of the tall dressers, the coin jar, and the extra stool.
        • Clear off the top of the desk.
        • Remove the clothes and clothes rod that are below the TV.
        • Move the jewelry cabinet to the wall bordering the closet.
        • Remove the hats from the bed frame.
        • Hang the horse art piece from the living room centered above the bed.
        • Add a pair of beige faux fur pillows on the bed for a soft appearance.
        • Add a light-colored table lamp on the side table to switch on for photos and showings.
          • Add a light-colored skirt to the bed so that items can be stored below the bed, out of sight, while the home is on the market.
          • In the closet, remove all items other than clothing and the dressers. Keep only seasonal clothing hung on matching hangers  organized by color for a tidy appearance.  Clear the floor space to make the closet appear as large as possible. 

          Master Bath

          • Clean the glass door and shower fixtures to remove water spots.
          • Clear off the counter other than the faux floral arrangement for photos and showings.
          • Store the scale and trash can out of sight, tuck away personal items, robes and product bottles for photos and showings.
          • Add 4 fresh white towels and 1 hand towel to brighten the space.

            Boys Bedroom

            • Tidy toys and clear the floor space as much as possible.
            • In the closet, store items neatly within it keeping the floor space clear as much as possible.
            • Keep the bed made for photos and showings.

            Girls Bedroom

            • Tidy toys and clear the floor space as much as possible.
            • In the closet, store items neatly within it keeping the floor space clear as much as possible.
            • Keep the bed made and the French doors that open to the entry open for photos and showings.

            Stairs

            • Store the wash board and keep the floor space clear.
            • Place a decorative faux floral on the dresser.

            Family Room

            • Store the bar stools and the small side table.
            • Move the Red Man barn art piece to above the side table.
            • Move the clock to the back wall of the office above the futon.
            • Tidy the TV table.
            • Add a 8' x 10' or larger rug and light-colored pillows on the sofas to cozy the space. 

            Upstairs Bathroom

            • Clean the shower door to remove any hard water spots.
            • Wash the rugs.
            • Display coordinating towels, clear off the vanity other than hand soap, and tuck away the trash can, toiletries, and toilet tools for photos and showings.

            Office

            • Clear off the desk.
            • Remove items from the attic door shelves and place a couple of decorative items there.
            • Hang the clock above the futon.
            • Pair down and organize the book shelf.
