HOME STAGING CHECKLIST

Report Overview: The goal for staging 31 Sunlight Drive is to make it an inviting home that will appeal to the broadest range of prospective buyers. Exterior
  • Tidy the landscaping and plant flowers in pots as weather allows.
  • Consider replacing the mailbox for a fresh appearance.
  • Add grass seed or sod to cover the side area where the shed was planned.
  • Remove the fencing in the back yard and remove misc items.
  • Store the ladder against the house, in a discreet location.
  • Store the lawn ornaments/decor that are in the flower beds.
  • Add caps to the black railing where missing.
  • On the front patio, take down the glass piece hanging from the address, store the rectangular table, and add an oversized front door mat for a high-end look at the front door. 
  • Touch-up where the front door is showing signs of fading/wear.
  • Consider painting the garage doors to match the color of either the trim or siding so that they blend in with the house.
  • On the back patio, add planter pots, flowers and patio furniture.  Stager will help with arrangement at follow-up visit.

      Throughout

      • Deep clean the interior of the home to sparkle.
      • Touch-up paint throughout the home where walls are scuffed and/or hanging items have been taken down.
      • Replace low wattage light bulbs (60W or below) with brightest bulbs recommended by manufacturer. Similar fixtures within each room should have matching bulbs. Corkscrew bulbs should be removed. Light fixtures and ceiling fans should be dusted and cleaned.
      • Windows including glass, screens, and sills should be spotless allowing the maximum amount of natural light to enter the home. Unused screens can be stored to brighten rooms.
      • Open curtains, blinds, and shades and switch on all lamps and overhead lighting for photos and showings.
      Entry
      • Clear off the walls other than the elk and pine tree coat rack.  Keep a nice looking bag and/or hat hanging on the hooks and clear off the other hats and jackets for photos and showings.
      • Tidy the coat closet, keeping only a couple of coats on hangers within it.  
      • Move the shoe shelves and boot tray to within the closet.  
      • Center the bench on the wall.

      Living Room

      • Clear off the ledge between the living room and dining room except for the potted plant.
      • Clear off the window sills.
      • Clear off the ledge bordering the stairs except for the rug and the plant.
      • Move the framed campfire/cowboy art pieces to hang above the TV.
      • Move the framed pottery art piece to the master bedroom.
      • Remove the exercise equipment that's around the TV for photos and showings.
      • Clear out the nook by the stairs.  The oak table could be moved to under the TV so that that the TV height is higher.  The current TV table can be stored.

        Dining Room

        • Store the rugs, chairs, table and lamp.
        • Add the dining table set with four chairs centered under the fan/light.
        • Replace the fan/light with a chandelier or an updated fan/light to match the oil rubbed bronze fixtures in the home. 

        Kitchen

        • Store the hanging piece that's on the corner by the hallway.
        • Clear off the back of the stove and the top and front of the refrigerator.
        • Consider replacing the refrigerator with an updated white model to coordinate with the other kitchen appliances. 
        • Pair down and neatly organize cabinet contents.
        • Keep the counters cleared off as much as possible and the step stool tucked away for photos and showings to make the kitchen appear large.

        Garage

        • Tidy the contents and the work bench.
        • Clean the walls, doors, and floors.
        • Remove vehicles and large items and clear the floor space for photos and showings.

        Main Bathroom

        • Update the vanity light with an oil rubbed bronze fixture to match the faucet and bath hardware.
        • Add a runner rug, possibly the one from the dining room or a light-colored rug.
        • Add a white shower curtain for a spa-like appearance.  Raising the shower curtain rod (if possible) and hanging a shower curtain that is longer than average will make the bath appear high-end.
        • Clear off the counter top except for the basket and hand soap, clear the tub of personal items, remove the rugs and dark towels, and display white towels on the bars and in the basket for photos and showings. 
        •     

        Guest Bedroom

        • Store the wall hanging weaving and the sign above the door.
        • Store the dresser and the art pieces that are above the closet and above the dresser.
        • Add a light-colored skirt to the bed and move the bed to within one foot of the window wall to make the room appear larger.
        • Clear off the window sill.
        • Tidy the closet keeping the floor space clear and any items that won't be used in the next couple months stored elsewhere.

        Office

        • Update the ceiling light with a fixture that coordinates with the others in the house.
        • Store the personal photos.
        • Pair down the contents of the book shelf and keep remaining items neatly arranged.
        • Keep the desks cleared off as much as possible and the chairs tucked in for photos and showings.
        • Tidy the closet keeping the floor space clear and any items that won't be used in the next couple months stored elsewhere.

        Master Bedroom

        • Place the hamper within the closet.
        • Store all of the art from the walls and hang the pottery art piece from the living room above the headboard.
        • Store one of the dressers to make the room look larger and place the remaining dresser along the wall that borders the bathroom.
        • Clear off the tops of the side tables and dressers other than the lamps.
        • In the closets, remove all items other than clothing and shoes. Keep only seasonal clothing on matching hangers and in bins organized by color for a tidy appearance.  Clear the floor space to make the closets appear larger.

        Master Bath

        • Store the artwork from the walls and consider hanging the Mount Sopris photo above the toilet.
        • Update the light fixture above the vanity to match the finish on the plumbing fixtures.
        • Tuck away personal items and display fresh white towels and an orchid on the vanity for photos and showings.
        •   

        Laundry Room

        • Tidy the sink, the clothes baskets, and the laundry cart and clear off the tops of the washer and dryer for photos and showings.

        Basement

        • Consolidate stored items to the unfinished room below the living room.  Neatly stack/organize items.
        • In the room below the dining room, keep the sofa, carpet, and TV as they are to show buyers how the space could be used.
        • Clear out the room below the guest bedroom and office other than the bed, the carpet, the dresser and TV, and a side table and lamp to show buyers how the space could be used.
        • In the small room behind the washer and dryer, remove all of the contents other than the built-in cabinets and add a fixture or cap the exposed wall outlet.
