Exterior- Weed and add fresh mulch in the beds around the property.
- Remove the hanging items by the front door and the doors to the garage and workshop.
- Store the bench, dresser, and wall hangings and add outdoor pillows on the pair of rocking chairs by the front door for added "curb appeal."
- Move the firewood to the side of the house.
- Add a pot of seasonal flowers, either hanging or on the ground by the entry.
- Potted, seasonal flowers can also be added on the deck.
- Move the half-round door mats to be used at the doors off of the patio and deck.
- Add a front door mat that's oversized and neutral to make the front entrance appear grand. (24"x57")
- Touch up the paint on the front screen door and refinish the front door by sanding and resealing.
- Keep the trailer parked to the side of the driveway and park the truck elsewhere on the property.
- Add an American flag on the pole.
- On the deck and patio, remove the extra chairs and grill to make three seating areas.
- Refinish the top board on the handrail surrounding the deck.
- Keep the walkways, front entry, patio and deck clear of debris.
Garage & Workshop
- Store the wind chime and black square door mat.
- Clean the walls, doors, and floors.
- Tidy the work benches.
- Remove vehicles and large items and clear the floor space as much as possible for photos and showings.
Throughout
- Deep clean the interior of the home to sparkle.
- Store personal photos and items, awards, and political or religious artifacts.
- Touch-up paint throughout the home where walls are scuffed and/or hanging items have been taken down.
- Replace low wattage light bulbs (60W or below) with brightest bulbs recommended by manufacturer. Similar fixtures within each room should have matching bulbs. Corkscrew bulbs should be removed. Light fixtures and ceiling fans should be dusted and cleaned.
- Windows including glass, screens, and sills should be spotless allowing the maximum amount of natural light to enter the home. Unused screens can be stored to brighten rooms.
- Open curtains, blinds, and shades and switch on all lamps and overhead lighting for photos and showings.
Kitchen
- Clear off the window sill and the island other than the tea pot.
- Clear off the bar counter other than the basket to be filled with fresh fruit or decor for photos and showings.
- Pair down and neatly organize cabinet contents.
- Consider painting the wood paneling the same white used on the ceiling to make the kitchen brighter.
- Remove all but the blue, brown, and cream floral runner rug and place it in front of the sink.
- In the mudroom, clear off the counter and window sill and tuck away the trash can and cleaning tools that are leaning by the door for photos and showings.
Laundry Room
- Clear off the tops of the washer and dryer.
- Remove any hanging items and clear the floor space for photos and showings.
Powder Bath
- Clear off the vanity other than hand soap and a hand towel.
- Tuck away any toilet tools and close the toilet lid for photos and showings.
Hall and Stairs
- Remove the mattress that's below the steps.
- Store the rugs that are along the length of the hall.
Sitting Room by Kitchen
- Store everything from the walls and floor other than the blue and red hutch and the candle holder and art above it, the barstools, the leather loveseat and chair, the coffee table, and the antique sideboard that's along the stair rail.
- Clear off the top of the antique sideboard.
- On the high ledge above the bar, store the red mirror and move all other items over so that they're not overhanging the edge.
Sun Room/Wood Storage Room
- Remove the bed and place a chair and sidetable there to make a cozy reading spot.
- Tidy the wood and sweep the floor.
Living Room
- Store all items from the walls and floor other than the sofa, the TV stand and TV, the floor lamp, the clock, the fireplace tools, and the elk and yellow aspen art piece that's left of the fireplace.
- Clear off the mantel and lean the elk and yellow aspen piece on the mantel.
- Move the TV and TV stand to where the extra sofa piece was.
- Remove the rod and window treatment from the small window.
- Place the rug from the bonus room below the sofa, in place of the current, multi-colored rug.
- Replace/add carpet along the south window wall.
- Repair the drywall/paint where it is pealing on the left side of the fireplace.
Dining Room
- Consider painting the walls the same color as the white living room walls to update the room.
- Store the wine bottle art piece that's on the brick wall.
- Pair down the contents of the display shelves.
- Clear off the countertops and knee wall between the dining room and fireplace for photos and showings.
- Remove a leaf from the table and store two of the chairs to make the room appear larger.
Bonus Room
- Remove the bed, the chair, the floor lamp, and the trunk.
- Store the paper shredder within a closet or below the desk.
- Clear the floor space as much as possible.
- Store the art piece that's above the trunk and hang the western art piece that's to the left of the book cubbies in its place with the trunk below it.
- Place the treadmill along the wall where the bed was.
- Clear off the mantle other than the basket of wood.
- Pair down the contents of the book cubby shelf. Remove items from the top of it other than the pair of matching baskets.
- Move the rug to the living room.
- Clear off the desk surface as much as possible.
- Display non-personal items on the shelves above the desk.
- On the top of the large cabinets, remove all items other than one of the framed art pieces, placed in the center.
Master Bedroom
- Take down the over-the-door clothes hanger.
- Replace the carpet.
- Clear off the tops of the dressers and night stand as much as possible.
- Replace the red curtains with white or a neutral color to lighten the space.
- Make the bed in light colored bedding and open the curtains all of the way for photos and showings to display the view.
- In the closet, remove all items other than clothing and shoes. Keep only seasonal clothing hung on matching hangers and in cubbies organized by color for a tidy appearance. Clear the floor space to make the closets appear as large as possible.
Master Bath
- Consider removing the shower door and hanging a rod and curtain in its place.
- Replace the shower head.
- Remove the curtain and rod from the window and open the blind for photos and showings.
- Store the dark rug, scale, and trash can out of sight, tuck away personal items, robes and product bottles for photos and showings.
- Add fresh white towels to brighten the space.
White Bedroom
- Replace the carpet.
- Remove the side table and lamp, the dresser near the closet, the coat hook bar by the bed, the sofa and the art pieces hanging above it.
- A small chair and side table can go where the sofa was.
- Replace the red curtains with a white or neutral colored drape.
- Rehang the patio screen door.
- Clean the debris from the patio.
- In the closet, store items neatly within it keeping the floor space clear as much as possible.
- Keep the bed made in light-colored bedding for photos and showings.
Upstairs Bathroom
- Remove the round mirror from the door.
- Store the art piece that's above the toilet and hang the framed cactus art piece from the blue bedroom in its place.
- Display the towels, clear off the vanity other than hand soap, and tuck away the trash can, toiletries, and toilet tools for photos and showings.
Blue Bedroom
- Replace the carpet.
- Remove personal photos.
- In the closet, store items neatly within it keeping the floor space clear as much as possible.
- Keep the bed made in light-colored bedding and pull open the curtain for photos and showings.
