Report Overview: The goal for staging 625 Sunny Acres Road is to make it an inviting home that will appeal to the broadest range of prospective buyers. Exterior- Take down the Christmas lights and all items hanging from the roof overhangs.
- Plan for the west entrance to be used as the front entrance while the home is on the market.
- Along the west entrance steps, trim back the bushes so that they don't encroach on the stairs.
- Keep all paths and the driveway clear of snow and debris.
- Add a fresh front door mat at both the east and west entrances. Make sure the screen doors clear the height of the mats.
- Add a wreath on the west front door where buyers will enter.
- Clean the light fixtures, siding, and ceilings at all exterior doors.
- Shovel the west deck and display patio furnishings and umbrella as weather allows.
- At the west entrance, keep the bench and only the pots that have live plantings in place. Remove all other items from the landing and the beds.
- At the east entrance, remove the hose and tuck away the white bucket (ice melt?).
- At the back deck, remove all items other than the small table and two of the chairs.
- In the carport, remove all items other than trash bins and ladder.
- Below the large pine tree along the west side of the driveway, remove the pile of sticks.
- If possible, remove the RV from the property while the home is on the market.
- Put away planter pots around the property that are not in use.
Throughout
- Deep clean the interior of the home to sparkle.
- Clean light switch plates.
- Store personal photos.
- Touch-up paint throughout the home where walls are scuffed and/or hanging items have been taken down.
- Replace low wattage light bulbs (60W or below) with brightest bulbs recommended by manufacturer. Similar fixtures within each room should have matching bulbs. Corkscrew bulbs should be removed. Light fixtures and ceiling fans should be dusted and cleaned.
- Windows including glass, screens, and sills should be spotless allowing the maximum amount of natural light to enter the home. Unused screens can be stored to brighten rooms.
- Open curtains, blinds, and shades and switch on all lamps and overhead lighting for photos and showings.
- Organize closets by pairing down the contents, keeping only items needed within the next 3 months and clearing the floor space as much as possible to make them appear large. Hanging clothes on matching hangers makes closets appear clean and orderly.
Living Room
- Remove all furnishings, decor, and wall art other than the sofa, coffee table, the rugs, the pair of side tables, and the pair of table lamps.
- Remove the hall tree, the pair of chairs, and the table between them. Keep this space open to make the living room appear large and open.
- Remove all items from the hearth and mantel of both fireplaces except for a couple plants for greenery.
- Move the large pine in the teal pot to where the bird cages were.
- Remove the tan curtain hardware and the plant hooks.
- Clear off the surfaces of the side tables and coffee table.
- Clean the wood burning insert and place fresh logs within it.
- Place the short plant that's on the hearth in the white planter pot on the coffee table.
- Place a large piece of art on the mantel facing the sofa.
- Add 3-5 light-colored pillows on the sofas. Longui 22" x 22" Cream 2-pack. Feathers 6-pack (can be used on family room sofa also).
- Add Ivory sheer curtain panels on the rod behind the sofa to brighten the space. 54" x 84", set of two, Ivory.
Dining Room
- Remove the TV from the wall and the rug that's below the table.
- Remove all other furnishings except for the dining table, without any leaves inserted, and the dining chairs.
- Move the table and chairs closer to the east wall to make the pathway to the kitchen wider and adjust the placement of the chandelier to center above the table.
Kitchen
- Remove all items from above the upper cabinets but one plant placed in the corner with the greenery running along the tops of the cabinets.
- Remove the art above the sink and above the stove.
- Clear off the open shelves in the upper cabinets except for a couple nice-looking display pieces. Designer can help with display at follow-up visit.
- Clear off the top of the refrigerator.
- Clear the area below the countertop except for the stainless trash bin.
- Remove items from the countertops except for soap, knives, cutting boards, toaster, the wine rack, and the microwave.
- Keep the stainless teapot on the stove.
- Remove the rubber bumper from the underside of the counter overhang by the dining room.
- Clean and/or touch-up paint the wall above the sink.
Upstairs Hallway
- Take down the art on the walls other than the three pieces across from the stairs.
Upstairs Bathroom
- Take down the rod and clear liner in front of the window.
- Remove the shelf unit.
- Clear off the back of the toilet.
- Move the adjustable shower rod up and replace the shower curtain with a white x-long curtain (72" x 84") for a fresh look.
- Clear off the vanity other than hand soap, display white towels, pull the shower curtain 2/3 of the way open, tuck the trash and away any toilet tools and close the toilet lid for photos and showings.
Master Bedroom
- Remove all furnishings other one of the mirrored dressers and the bed.
- Move the bed to the west window wall. It is okay that the headboard will rise up higher than the window sill.
- Place the remaining mirror dresser along the wall where the oak bed side tables was. Keep it cleared off except for the lamp.
- Keep the light-colored bedding displayed for photos and showings.
- Repair the closet door so that they glide easily.
- In the closet, remove all items other than clothing and shoes. Keep only seasonal clothing hung on matching hangers organized by color for a tidy appearance. Clear the floor space to make the closet appear as large as possible.
Master Bath
- Clear off the ledge between the toilet and tub.
- Remove personal items from the counter tops, display white towels, clear off the back of the toilet and tuck away the trash, the scale, and any toilet tools for photos and showings.
Upstairs Guest Bedroom
- Move the exercise equipment down to the family room or store it off site.
- Store the trunk and the lamp that's on it to open up the bedroom.
- Add white pillowcases on all displayed pillows for photos and showings.
- Clear off the top of the remaining bedside dresser other than the lamp.
- In the closet, remove all items other than clothing and shoes. Keep only seasonal clothing hung on matching hangers organized by color for a tidy appearance. Clear the floor space to make the closet appear as large as possible.
Stairs
- Store the photos from the walls, the small chest of drawers and all of the items that are on the ledge below the window.
- Remove the lace valance and curtain rod from the window.
- In the hall at the bottom of the stairs, store the round metal art and the photo that's at the base of the stairs. Keep the large framed piece that's facing you as you walk down the stairs.
- Tidy the closet in the hall at the bottom of the stairs.
- Replace the damaged ceiling tiles near the door to the garage.
Family Room
- Store all items other than the entertainment center, the roll top desk and chair, the glass front cabinet that's by the desk, the sofa, and a side table with a lamp.
- Tidy the contents of the entertainment center.
- Move the glass front cabinet to where the small desk was setting. Depersonalize the contents.
- If the printer is needed, move it and the stand it's on to the right side of the desk where the glass front cabinet was setting.
- Move the sofa away from the entertainment center and place on an angle to open up the room. Designer will assist with arrangement at follow-up visit.
- In the closet, clear the floor space and keep remaining items neatly placed on shelves or hanging on matching hangers.
Storage Room
- Clear the floor space as much as possible.
- Organize items on shelving by type.
- Keep clear pathways through the space so that buyers can easily view.
Laundry
- Arrange laundry supplies on the shelves and within the cabinet.
- Clear off the tops of the washer and dryer as much as possible, remove any hanging items and clear the floor space for photos and showings.
Downstairs Bathroom
- Clear off the top of the towel cabinet.
- Store the green sponge from the shower.
- Remove personal items from the counter tops, open the curtain, clear off the back of the toilet and tuck away the trash and toilet tools for photos and showings.
Garage
- Remove all items from the floor space.
- Move extra items to the downstairs storage room.
- Clear off the top of the work bench and neatly arrange tools on the peg board.
- Clean the walls, doors, and floor.
- Place the remaining refrigerator/freezers against the walls.
