HOME STAGING CHECKLIST

Report Overview: The goal for staging unit #108 is to make it an inviting home that will appeal to the broadest range of prospective buyers. This can be achieved by modernizing and simplifying each space to lighten the appearance of the home. Click on recommended product photos to be linked for online purchase.

Exterior
  • Add new, matching doormats at the front and back doors. (24"x 57" - an oversized doormat makes the entrance appear high-end)

    Throughout

    • Deep clean the interior of the home to sparkle.
    • Consider painting the walls in the entry, hall, living room, dining room, bedrooms, and kitchen the color used on the bathroom walls to update the home.  Wood and brick to remain their current colors.  If fresh paint throughout is not done, touch-up the existing paint throughout the home where walls are scuffed and/or hanging items have been taken down.

    Entry & Hall

    • Remove the bench, the Apres-Ski Lodge poster, the wood and gold hooks that are on the dark paneled wall, the elk and pine tree coat rack, and the elk candle holder.
    • Touch-up the stain on the paneled wall where items have been taken down.
    • Hang the snowshoes above the table.
    • Clear out the coat closet.  Remove contact paper from the shelf and add a fresh coat of paint to the entire closet.
    • Paint the cedar niche to match the walls and rehang the mirror.
    • Replace the full-length mirror that's across from the bathroom. 65" x 22" silver, wall mount.

    Living Room

     

    • Remove the floor and table lamps, the tall oak cabinet, the colorful throw blanket, and the 3 photos that are above the sofa.
    • Clear off the top of the mantel.
    • Place the larger of the two woven baskets that are on the kitchen counter on the center of the coffee table.  Place remotes and copy of current magazines such as Aspen Sojourner in the basket.
    • Add a pair of light-colored lamps on the side tables.
    • Add a framed black and white photo above the fireplace. (30" x 26" white mat and frame)
    • Add birch logs to the fireplace for photos and showings.
    • Add neutral art above the sofa. (24" x 48" Abstract One)
    • Add 4 light-colored pillows, 2 on the sofa and 1 on each chair. 18" x 18" Pearl White

    Dining Room

    • Hang the metal tree art piece that's above the master bed centered on the dining room wall.
    • Remove the extra chain from the chandelier.
    • Remove the hooks in the ceiling. 

    Kitchen

    • Remove the peg board, the black basket that's above the cabinets, and the black wire basket.
    • Place the smaller of the two woven baskets that are on the counter above the cabinets along with the white pitcher and wash basin if it will fit.  If not, place this basket on the counter. 

      Bathroom

      • Consider painting the ceiling Sherwin Williams Modern Gray SW 7632 to make the ceiling appear higher.
      •  
      • Replace the framed mirror with a slab mirror that extends from the top of the back splash to the ceiling and across the wall to the edge of the shower to make the room appear larger.
      • Move the adjustable shower rod up as high as it can go and replace the shower curtain with a white x-long curtain (72" x 84") for a fresh look.  
      • Display white towels, pull the shower curtain 2/3 of the way open, tuck away any toilet tools and close the toilet lid for photos and showings.

          Guest Bedroom

          • Remove the table and lamp that is between the beds, the tall dresser, the mosaic pillows, and the swing arm sconce lamp shades.
          • Add new, white shades to the lamps.
          • Move the small table that's in the closet to between the beds.
          • Add a faux fur pillow on each bed. (18" x 18" white)
            • Move the TV and TV table into the corner where the tall cabinet was to clear more floor space.
            • In the closet, remove contact paper from the shelf and add a fresh coat of paint to the entire closet.

            Master Bedroom

            • Move the metal tree art piece to the dining room.
            • Move the framed bear art piece to where the tree art piece was, centered over the bed.
            • Repair or replace the bed skirt so that it looks tidy.
            • Remove the black framed mirror, the table lamps, and the 3 small square pillows from the bed.
            • Add a fur pillow on the bed. (14" x 20" color: Blonde)
            • Add a light-colored lamp on the side table.
              • In the closet, remove the yellow cabinet and the contact paper from the shelf.  Add a fresh coat of paint to the entire closet.

              Master Bath

              • Remove the stool.
              • Replace the framed mirror with a slab mirror that's as wide as the vanity and extends from the top of the back splash to the ceiling to make the room appear larger.
              • Consider painting the ceiling Sherwin Williams Modern Gray SW 7632 to make the ceiling appear higher.
              •  
              • Display white towels, tuck away any toilet tools, and close the toilet lid for photos and showings.
              • Add a faux white orchid on the vanity.
