Exterior- Fill in with rocks below the deck.
- Tidy the edging along the walkways.
- Remove the railing along the front steps to make them appear larger.
- Paint the garage door, front door, and front entry Sherwin Williams Spalding Gray SW 6074.

- Clear the driveway, parking area, walkways, and decks for photos and showings.
- Add a door mat that's oversized and neutral to make the front entrance appear grand. (24"x57")
- Add an American flag on the front of the house.
- Remove the empty planter pots other than the tomato barrels that are on the side of the house.
- Arrange the turquoise chairs and the high chairs and a table on the deck.
- Store the remaining outdoor furniture and decor.
Garage
- Clean the walls, doors, and floors.
- Touch up the epoxy as needed.
- Tidy the work benches, cabinets, and fridge.
- Remove stickers, the poster that's on the cabinet, the no trespassing sign, and the black and white photos.
- Keep minimal contents stored here so that the space appears as large as possible.
Throughout
- Deep clean the interior of the home to sparkle.
- Store personal photos and items, awards, and political or religious artifacts.
- Paint all of the rooms in the upstairs of the home to coordinate with the lower level and touch-up paint throughout the home where walls are scuffed and/or hanging items have been taken down.
- Replace low wattage light bulbs (60W or below) with brightest bulbs recommended by manufacturer. Similar fixtures within each room should have matching bulbs. Corkscrew bulbs should be removed. Interior and exterior light fixtures and ceiling fans should be dusted and cleaned.
- Windows including glass, screens, and sills should be spotless allowing the maximum amount of natural light to enter the home. Unused screens can be stored to brighten rooms.
- Open curtains, blinds, and shades and switch on all lamps and overhead lighting for photos and showings.
- Organize closets by pairing down the contents, keeping only items needed within the next 3 months and clearing the floor space as much as possible to make them appear large.
Entry
- Store the bench.
- Remove the curtain and rod from the side window.
- Paint the inside of the entry door to match the new wall color.
- Add a new rug to brighten the space. Grey/Off-white 3' x 5' or as large as will fit.
- Swap out the chandelier with an Oil Rubbed Bronze small-scale pendant.
Living Room
- Paint the maroon living room wall dark gray. Stager can specify exact color to coordinate with the new wall color.
- Store both of the tall shelves, the shelves above the TV, the clock, the storage cube ottoman, the love seat, all of the art from the walls, and the colorful pillows and throw blankets.
- Clear off the shelves bordering the entry and stairs.
- Tidy the side tables and TV cabinet and clear off their tops.
- Add 2 Dark Khaki 26x26 and 4 patterned 18x18 decorative throw pillows on the sofa and side chair to lighten the appearance of the furnishings.
- In the hallway to the bedrooms, store all of the items that are on the walls, update the ceiling light, add the missing smoke detector, and tidy the closet, keeping the floor space clear.
Dining Room
- Remove the additional chair, baskets, wine bottle framed art piece, and personal photos.
- Tidy the contents of the cabinetry.
Kitchen
- Remove all items from the tops of the cabinets other than the plants.
- Store the cross, the fish plate, the standing mug rack, the floor mats, and the stained glass that's in the window.
- Replace the refrigerator with a top-refrigerator model of a brand and color that matches either the range or the dishwasher.
- Clear off the shelves on the side of the range except for a couple neatly displayed rocks.
- Add a rug, Grey/Off-white 5' x 7'-5", or as large as will fit, to modernize the kitchen.
Master Bedroom
- Store the side tables that are at the foot of the bed, all of the art from the walls other than the candle holder and piece that's above the headboard, the floor lamp, and the footboard from the bed (if possible) to make the room appear larger.
- Keep the current bedding on the bed.
- In the closet, remove all items other than clothing and shoes. Keep only seasonal clothing hung on matching hangers organized by color for a tidy appearance. Clear the floor space to make the closet appear as large as possible.
Master Bath
- Remove the carpet and add flooring to match the other upstairs flooring.
- Swap out the toilet for a white comfort height, elongated bowl model to update the space.
- Remove all items from the walls.
- Remove the medicine cabinet and add a wall mount slab mirror the width of the vanity and extending from the top of the backsplash to the bottom of the new light fixture.
- Update the light fixture.
- Update the vanity faucet and towel bars.
- Add a new polished chrome shower curtain rod and rings and a long (72"x84"), white shower curtain to make the bathroom look spa-like.
- Add fresh white towels and a real or faux white orchid on the vanity for photos and showings.
Upstairs Bedroom
- Remove all items from this room other than the bed and the mirrored dresser.
- Add a small side table with a lamp on it beside the bed.
- Clear off the walls other than one art piece above teh bed.
- Keep the bed made in light-colored bedding.
- Remove the curtains and add doors to the closet.
- Rehang the curtain rod within 2" of the ceiling and expanded out 8-12" on either side of the window to make the window appear larger.
- Swap out the curtains with light-colored sheers to brighten the room. White, 52"w x 84"long.
- In the closet, remove all items other than clothing and shoes. Keep only seasonal clothing hung on matching hangers organized by color for a tidy appearance. Clear the floor space to make the closet appear as large as possible.
Upstairs Bath
- Swap out the toilet for a white comfort height, elongated bowl model to update the space.
- Remove all items from the walls.
- Remove the framed mirror and add a wall mount slab mirror the width of the vanity and extending from the top of the backsplash to the bottom of the new light fixture.
- Update the light fixture.
- Update the vanity faucet and towel bars.
- Add a new polished chrome shower curtain rod and rings and a long (72"x84"), white shower curtain to make the bathroom look spa-like.
- Clear off the vanity other than hand soap, display light-colored coordinating towels, tuck away any toilet tools and close the toilet lid for photos and showings.
Downstairs Family Room
- Remove all items from the walls and floor other than the 3 white shelving units, the candle holders and poppy art, the sofa, the TV, the side table, and the coffee table.
- Update the thermostat cover with a new white model.
- Paint the ceiling fan white or swap it out with a similar, low profile white model.
- Remove the curtain rod, valance and slatted blind, leaving the window bare.
- Neatly organize the contents of the white shelves.
- Add 2 soft, light pillows to lighten the sofa. (18"x18") Pearl White.
- In the laundry closet, replace the ceiling light here and in the hall to the bedroom, add baskets on the shelf to store supplies within, and keep the tops of the washer and dryer cleared off for photos and showings.
Lower Level Bath
- Swap out the toilet for a white comfort height, elongated bowl model to update the space.
- Remove all items from the walls.
- Remove the framed mirror and add a wall mount slab mirror the width of the vanity and extending from the top of the backsplash to the bottom of the new light fixture. Add a mirrored outlet cover.
- Update the light fixture with a 24" wide chrome fixture and replace the vanity faucet.
- Clear off the vanity other than hand soap, display light-colored coordinating towels, tuck away any toilet tools and close the toilet lid for photos and showings.
Lower Level Bedroom
- Clear off the walls other than the black and white framed elk art piece. Hang it centered above the bed.
- Store all furnishings other than the bed and a side table with a lamp on it.
- Move the bed closer to the window to make the room appear larger.
- In the closet, clear the floor space and keep a minimal number of items stored here.
- Replace the curtains with white or light-colored panels of the same length.
- Make the bed in light-colored bedding.
- Replace the ceiling fan with a 13" ceiling light.
